    STATE-OF-THE-ART AND FUTURE READY
    • External walls

      Precast concrete dado wall panels feature sealed joints to a height of 2,400mm above the external floor level or 2,100mm above the internal floor level, with a paint finish and metal wall cladding above.

    • Internal warehouse height

      The springing height, underside of haunch, of the warehouses was designed to suit a maximum ridge height of 13.7m with a roof pitch of 2.5 degrees.

    • Roof

      The metal roof sheeting is to council requirements with the minimum clear / springing height to be 10m above the finished floor level. Structural steel has been designed to accommodate solar panels. Roof lights (translucent sheeting) will be provided at one single row per bay or to a ratio of approximately 10% of the floor area of the warehouse area and continue through super awning areas.

    • Services

      Services have been designed to suit an open plan configuration in the warehouse and office. The ESFR 22 sprinkler system is in accordance with AS2118.1 suitable for Class 1-4 and cartoned unexpanded plastics.

    • Floor loadings

      Floor slabs will be designed to allow for the following post load: Maximum Uniformly Distributed Load (UDL): 30 KN/m2 Maximum racking point: 8 tonne post load 5.85 tonne front axle load capacity for forklifts. Unlimited repetitions of B-Double with a maximum truck axle load allowed by the Main Road Authority on new roads.

    • Environment efficiency

      Buildings have been designed for best practice in environmental efficiency including storm water harvesting, passive mechanical ventilation and sun shading. Other sustainability features include the use of low volatile and low emission products, a roof structure upgraded for 100kW solar panel installation, LED lighting and translucent sheeting as standard inclusions.

    • Landscape

      Street frontages, side boundaries and general landscaping to be in accordance with Authority requirements.
      Plants will be a selected range of Australian Native ground cover, shrubs, medium and large trees. The scope of landscaping includes provision of designated landscape areas to all side boundaries to be in accordance with Local Authority guidelines.
      Irrigation water to all landscape areas.
